Here is what I would do if starting from scratch: WiFi 7 mesh with 10 GB backhaul https://www.tp-link.com/us/deco-mesh-wifi/product-family/deco-be95/v1%20(3-pack)/ Supports hundreds of devices, whole-house WiFi, with a few 2.5 Gb Ethernet ports in the rooms with the access points, to hardwire TVs and Gaming consoles. 10 GB network https://www.tp-link.com/us/business-networking/soho-switch-unmanaged/tl-sx1008/ Supports 10 GB between wireless mesh devices and your ISP router, or one of the DECO routers if using one for the ISP uplink. Also supports several additional servers, NAS, and gaming devices, all connected at 10 GB. I would hire a pro (low voltage/electrician) to pull and terminate the Cat 6 between the rooms where the WiFi 7 devices will be located. Then hire a pro to repair and paint the drywall. Should be an awesome setup. I have a house 1/3 smaller than yours, but there are no longer any dead zones, and every device gets 200+ Mbps at any given time. No streaming movie lag or gaming lag since installing a couple of years ago. I average 30-40 devices at any one time with flawless WiFi now.
