At that price point you need to make sure that that thing is buildable because in order to resell it to someone that's going to build on it they need to be able to actually build on it. Grab this book The Art of Buying Land. You need to go through about 20 different checkpoints to make sure that lot is resellable or you're just going to have a $5,000 paperweight. I'll leave a link hope this helps. The Art of Buying Land link

Land is always a good message because they're not making more of it. But you have to do your due diligence because not all land is marketable land. If you just want a piece of land the park stuff on that's one thing but if you want to actually have an asset this worth money you have to do your due diligence. Grab this book The art of buying land. At least do your homework on it I'll leave the link Hope this helps. The art of buying land link
